What are your fees?We charge a 40% return for lending EMD (Earnest Money Deposit) and a starting rate of 1.5% for transactional funding. These rates can vary depending on the length and risk level of the deal.

Are there any upfront fees?Yes, for EMD deals, we charge a minimum of $250 to cover the cost of underwriting and processing. This ensures we don't operate at a loss in the event your deal falls through. If you’re confident in your deal closing, this fee will have minimal impact.

What is considered transactional funding?Transactional funding typically applies to double closings—two back-to-back real estate transactions completed on the same day involving three parties: the original seller, the investor (you), and the end buyer. First Closing: You purchase the property from the original seller. Second Closing: You immediately sell the property to the end buyer at a profit. The funds from the end buyer are used to complete your purchase from the original seller. This strategy allows you to profit without needing to invest your own capital for an extended period. It’s a common approach in wholesaling and real estate investing.

Do you fund EMD for end buyers?We can, but it’s uncommon. Our top priority is protecting our funds. Deals without an inspection period or those with non-refundable EMDs typically do not qualify for EMD funding.

Is there a maximum funding amount?There’s no cap on the amount we can fund for either EMD or transactional (double closing) deals. As long as the deal meets our criteria, we can support it—now and in the future.

How quickly can you fund a deal?We usually require 48 hours’ notice, but we’ve funded deals in as little as five minutes. The earlier you submit your deal, the sooner we can review and move forward.

What if the deal falls through?If your deal doesn’t close, you won’t be charged the 40% fee. Your only cost will be the upfront processing fee, which covers the work our team has already done on your behalf.
